What a nause ......a  building........ being called the vagina building .....i have no problem with it ....i bet the architect never   figured out ......... that his   building was  going to be  name  the vagina building .......... what a  bummer !!!!!!.....oh well!!!!!......  and  then only to add insult to injury  ........sold for  half  price  .....and we all  think pussy is  expensive !!!!!!!! ...well there  you have  it folks .......half price pussy .........

Chicago office tower known by locals as the 'Vagina Building' has sold for only half of the $121 million it fetched when it was last sold in 2017.

The 41-story building was bought by R2, a private equity real estate firm, for $60 million - $10 million less than the expected price.

Sitting at 150 N. Michigan Avenue in Chicago's Millennium Park, the Smurfit-Stone Building is jokingly referred to as the 'Vagina Building' because of its unique architectural design. 

The diamond-shaped building is split down the middle and has a slit cut out in the top.

Locals affectionately dubbed it the vagina building because it is one of the only buildings in the skyscraper-strewn Windy City that does not appear phallic.

Despite reports that the building was designed to be a feminine counter to the masculine thrust of most skyscrapers, the myth is unconfirmed.  

It was reported that R2 was making a deal to purchase the 661,477-square-foot tower last June. 

In 2017, the building was sold for $121 million in a deal with CBRE Investment Management.  

The sale is reportedly the first major office tower sale of more than $50 million in Chicago since July 2022. 

Since the start of the pandemic - demand for office space has dramatically dropped as companies have continued to extend work-from-home policies to their employees. 

Now that employers are demanding that their workers return to the office for work, corporate working spaces are expected to be in demand again. 

But Chicago has also developed a bad reputation for crime in recent years, with the city's downtown losing multiple flagship retailers after repeated smash-and-grab incidents.

R2 CEO Matt Garrison described the skyscraper as 'an instantly recognizable Chicago icon' with 'bold architecture' in an email to CoStar News.

Garrison said the tower, built in 1984, is in excellent condition but that the company is looking to update some of the amenities to keep up to date with the demands of tenants.  

The CEO is predicting that by offering cheaper purchase prices - the firm can secure tenants and add new ones while other landlords struggle to improve their properties.

'Sentiment in office capital markets is at an all-time low,' Garrison said. 'But people forget about the size and depth of Chicago's 200 million-square-foot office market. Lease rollovers alone in Chicago are bigger than most urban markets in the country.'
